Welcome to 351.
East Port Properties Limited is proud to launch 351 – the first new office building to be constructed in downtown St. John’s in more than 25 years. This innovative six-storey, 168,000 square foot office tower will reside above prime retail and commercial space and will include a 445-car parkade (245 of which will be public parking spaces). Located in the heart of the city’s harbour front, on the first street in North America, the 351 project is also the first to be heated and cooled by sea water in Newfoundland and Labrador.
As Atlantic Canada’s leading developer of “workplace” real estate, we are pleased to offer a building incorporating the latest sustainable practices that result in a healthy, efficient and interesting working environment. 351 is a Canada Green Building Council LEED® registered building that has been designed to achieve Gold level certification.
We want to commend and congratulate our entire design team, lead by the PHB Group of St. John’s. They’ve created a building that is respectful of the rich architectural history of the downtown area and artfully balances old and new. The building aims to utilize the area’s heritage, historical patterns and properties, but will utilize modern and efficient technology and building systems.
We also wish to announce that we will be conducting a juried art competition for a major installation in the main lobby of 351. More details about this exciting opportunity for the visual arts community of Newfoundland and Labrador will be forthcoming in the near future.
Following the critical path of our construction schedule and subject, of course, to Newfoundland and Labrador’s unpredictable weather, the building will be ready for tenancy by the end of 2013.

351 is the first new office building in downtown St. John’s in more than 25 years. It was developed by East Port Properties and designed by PHB Group.
351 seeks to respect the rich architectural history of the downtown area with a building that artfully balances new and old. The building aims to utilize the area’s heritage historical patterns and proportions, but with modern and efficient technology and building systems. It’s an innovative six-storey, 168,000-square-foot office tower above prime retail and commercial space, and a 445-car parkade, including 245 public parking spaces.
351 has been registered with the Canada Green Building Council LEED® (Leadership in Energy & Environmental Design) certification program and has been designed to achieve the LEED® Gold certification standard. LEED® is an internationally recognized green building certification system that promotes sustainable building and development practices.
351 is inspired by its surroundings. It uses natural tide technology, and respects our natural environment. It will be the first sea-water heated and cooled building in Newfoundland and Labrador.
